Every property here was underwritten by the same engine before it was listed — ARV from sales that actually closed, condition scored from the property's own photos, rehab modeled line by line. Nobody types in the number that decides whether the deal is good.

Most platforms sell you a seat and let you post anything. We think that's backwards: it fills the board with deals nobody checked. Here the listing is free and the distribution is the product.

Why you can trust the numbers

Every listing carries four checks. Each one either passes with its evidence shown, or fails with the reason shown. We don't hide the ones that fail.

ARV from closed sales

Sold comps only — never a list price dressed up as a sale. If part of the set is list prices, the badge says so instead of quietly passing.

Condition scored from photos

The property’s own listing photos are analysed for condition. Not a dropdown someone filled in, and not left blank.

Ownership confirmed

The parcel is matched against public records. We publish the record, never the owner’s name or address.

Contract verified

Whether the seller actually holds an executed contract. When they don’t, the listing says so plainly.

And we publish our confidence — including when it's low

Every deal shows the engine's own confidence score and the specific concerns behind it, word for word. A low-confidence deal still gets listed; it just doesn't get to call itself verified. Telling you when we're unsure is the whole point — a number that's always confident is worth nothing.

What you're actually paying for

Getting a deal in front of the right buyers. Not a listing slot — the listing is free and stays free. When you pay to promote a deal, it goes to buyers whose buy box matches the property and whose minimum profit it clears, through the channels they've opted into.

We're building the buyer side deliberately rather than claiming a number we haven't earned. Growing it — and proving what promotion actually returns — is our job, and it's what the paid tier has to justify.

Is listing really free?

Yes. Post as many deals as you control, with no seat and no per-listing fee. You pay only if and when you want us to promote one to matched buyers.

Do I need an account to look at deals?

No. Browsing and the full underwriting are open. An account only buys you buy-box matching, saved deals, and the ability to make an offer.

Who underwrites the deals — the seller?

Neither the seller nor a human at all. The same engine runs on every property, the same way, so two listings are actually comparable. The seller sets one number: the asking price.

What if the underwriting is wrong?

It sometimes will be, and we say so on the deal itself. Every listing carries a confidence score with the specific concerns behind it, and the comps are shown so you can check our work rather than take our word.

Can I see who owns the property?

No, and neither can anyone else. Public records confirm the parcel, but owner names and mailing addresses are never published — that’s a private individual’s information, not marketing material.
